Property taxes can be appealed but it is important to know in advance if you are assessed too much. We will research this for you and determine if there are any potential savings before we spend your time and money on appealing the assessments.
VALUATIONS
Assessment departments in many jurisdictions operate on a mass appraisal system and have general reassessments (place an expected sales value) on all properties. In many cases, your property may be over or under assessed. You need to review your property and the other properties of similar types around your area and determine if your municipality has assessed your property with its fair market value.
The assessment department values your property with one of several valuation methods (cost, sales comparison, and income). The method which appears to be the most common of late for commercial and industrial properties appears to be the income approach (depending on the type of property) however, some properties are still being valued on the other valuation methodologies. This in itself can create a range of potential property values and arguably an opportunity for a reduction of your assessment to better represent a more reasonable fair market value.

If we agree, upon reviewing the research geared to looking at your specific property that you have been over assessed, Grants International Inc. will then proceed to file all necessary paperwork and appear at all proceedings and hearings on your behalf (you are welcome to come if you like.)
WHAT WILL IT COST?
We charge absolutely nothing up front for the review, we do ask for your commitment to the process by way of a signed contract. We charge a percentage of the savings if we can get a reduction to your assessment and subsequently your taxes.
